The Tops'l Master Association governs all residential and non-residential entities at Tops'l Beach and Racquet Resort. The board of directors includes representatives of Beach Manor, Captiva, Sierra Dunes, The Summit, Tennis Village, The Tides, and ResortQuest.
 
 
Our Master Association is supported by quarterly dues paid by all 547 community members with fiduciary responsibility designated to the Tops’l Master Association Board of Directors to maintain and develop our common streets and infrastructure, and to provide certain services. Specifics can be found in the Covenants, Conditions and Restrictions (CCRs.pdf) posted in the documents link of this site, and also in our posted association Articles of Incorporation, Bylaws, and the current operating and reserve budget. All owners are encouraged to download a copy of these documents for personal records, and to read them carefully for an informed understanding of the value of their annual investment in the affairs of our Master Association.
 
The purpose of this web site is to share communication with all community owners and to facilitate your involvement in the maintenance and development of our property and assets. Please feel free to share issues and concerns with members of your board of directors; for a list of directors, see the web site link “Board Members”.
 
TOPS'L Master Association's web site does not replace your association specific web site, such as Beach Manor, The Summit or The Tides. Please continue to use your Condominium Association web sites for information and operations pertaining to your individual condominium.
